Bad Credit Mortgage Approval in 2026: What Lenders Actually Require

Getting a mortgage with damaged credit is possible, and most guides on the subject are vague about the one thing that actually determines your answer: how long ago the damage happened.
Lenders apply fixed waiting periods after bankruptcies, foreclosures and defaults. No broker, deposit or income can shorten them. Knowing where you sit against those timelines tells you whether to apply now or spend six months preparing.
Score requirements, specifically

Note the FHA split. Between 500 and 579 you can still qualify, but the down payment triples to 10%. That single line changes the plan for a lot of borrowers — and it’s rarely stated.
Also note that lenders apply their own overlays on top of program minimums. A lender may require 620 for an FHA loan even though the program allows 580. Being declined by one lender doesn’t mean you fail the program.

Extenuating circumstances — documented job loss, serious illness — can shorten some of these, but the documentation bar is high.

Automated systems reject applications on rules. Manual underwriting puts a human being on your file, and it’s how borderline files get approved.
Underwriters look for compensating factors:
- A larger down payment than required
- Cash reserves after closing — several months of payments in the bank
- A long record of paying rent equal to or above the proposed mortgage payment
- Stable employment with the same employer
- A low debt-to-income ratio
- Minimal use of revolving credit
The most persuasive of these is documented rent history. Twelve months of cancelled cheques or bank transfers showing you’ve reliably paid £1,200 a month makes a £1,100 mortgage payment look like a proven behaviour rather than a projection.
Ask lenders specifically whether they manually underwrite. Many don’t, and those are the ones that decline you automatically.

What to fix, in order of impact
1. Errors on your report. Highest possible return, and you won’t know until you look. A wrongly recorded default or an account that isn’t yours can outweigh a year of good behaviour. Disputes take about 30 days, so this goes first.
2. Credit utilization. Roughly 30% of your score and the fastest-moving factor — it responds within one billing cycle. Get balances under 10%, and pay before the statement closes rather than before the due date, since the statement balance is what gets reported.
3. One monthly obligation cleared entirely. Debt-to-income counts payments, not balances. Clearing a £250-a-month car loan removes £250 from the calculation; spreading £2,000 across three cards may change it barely at all.
4. Nothing new. No new credit applications, no car finance, no phone contracts, no buy-now-pay-later. Each hard search matters, and several in a short window read as financial pressure.

How the UK differs
There’s no single credit score, and lenders assess affordability rather than a threshold number. What matters is the type and age of adverse credit.
Roughly, the further from the event, the more options open. Recent defaults or CCJs within the last year restrict you to a small group of specialist lenders at higher rates. Events three or more years old, since satisfied, are treated much more leniently — and many mainstream lenders will consider them.
Practical points for UK applicants:
Expect to need a larger deposit — often 15% to 25% with adverse credit, against 5% to 10% for clean applicants.
Register on the electoral roll. Free, quick, and one of the fastest improvements available. It has no US equivalent and affects lending decisions materially.
Satisfy defaults and CCJs where you can. A satisfied entry is viewed considerably better than an outstanding one, even though it stays on file for six years.

Pressure and urgency. Legitimate offers don’t expire in an hour.
Requests to falsify information. Overstating income on a mortgage application is fraud, and the person suggesting it won’t be the one prosecuted.
